1. Service Description

Daar Market Intelligence ("Daar", "we", "the platform") provides Abu Dhabi real estate market data, analytics, and AI-powered research tools. Our data is sourced from publicly available government sources including ADREC (adrec.gov.ae) and Abu Dhabi SDI.

2. Not Financial or Investment Advice

IMPORTANT: Daar provides market data and analytical tools for informational purposes only. Nothing on this platform constitutes financial, investment, legal, mortgage, or tax advice. We are not licensed as financial advisors, mortgage brokers, or legal counsel by any UAE authority including SCA, DFSA, ADGM, or the Central Bank of UAE.

You must consult licensed professionals before making any investment, mortgage, or legal decision. Past market performance does not guarantee future results.

3. AI Advisor Limitations

The AI Advisor feature uses artificial intelligence (Anthropic Claude) to provide market research and data analysis. AI responses are generated by machine learning algorithms, NOT by licensed professionals. AI output may contain inaccuracies, outdated information, or errors. You agree to:

• Not rely on AI responses as your sole basis for any financial decision
• Verify all AI-provided data with official sources before acting on it
• Understand that your chat messages are processed by Anthropic Inc. (USA-based) — see Privacy Policy

4. Data Sources & Accuracy

Market data is obtained through the following legitimate channels:

• ADREC public statistics API (adrec.gov.ae/api/) — a publicly accessible REST endpoint
• Abu Dhabi SDI ArcGIS public feature query layers — publicly accessible GIS data
• ADREC Data Center CSV exports — manually downloaded by our team using the built-in Export feature

While we strive for accuracy, we cannot guarantee that all data is current, complete, or error-free. Data may have delays. Always verify critical information directly at adrec.gov.ae.

We are not affiliated with, endorsed by, or officially partnered with ADREC, DMT, TAMM, or any UAE government entity. "ADREC" refers to the Abu Dhabi Real Estate Centre as a data source, not an endorsement or partnership.

5. Golden Visa Information

Information about UAE Golden Visa property requirements is provided for general awareness only. Meeting the minimum property value (AED 2,000,000) does NOT guarantee visa approval. The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) has sole discretion over visa approvals. Requirements may change without notice. Consult ICP or a licensed immigration attorney.

6. Mortgage Calculations

Mortgage calculators provide indicative estimates only. Actual mortgage rates, approval, and terms depend on your bank, nationality, employment, credit profile, and market conditions. Mortgage approval is not guaranteed. Rates shown are illustrative. Always obtain quotes from 3+ licensed UAE banks before committing.

7. User Accounts

You are responsible for maintaining the confidentiality of your account credentials. You agree to provide accurate registration information. We reserve the right to suspend accounts that violate these terms.

8. Subscription Plans

Free tier: Limited features as described on the pricing page. Professional tier: AED 299/month billed monthly, subject to 5% VAT if applicable. Prices may change with 30 days written notice. Cancel anytime with 30 days notice. No refunds for partial months.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY UAE LAW: Daar is provided "AS IS" without warranty. We are not liable for any financial losses, investment outcomes, or damages arising from use of the platform, its data, or AI advisor responses. Your use of Daar is at your own risk.

10. Governing Law

These terms are governed by the laws of the United Arab Emirates. Disputes shall be resolved in the courts of Abu Dhabi.
